The posted compensation range of $75.64 - $109.67 /hour is a reasonable estimate that extends from the lowest to the highest pay CommonSpirit in good faith believes it might pay for this particular job, based on the circumstances at the time of posting. Responsibilities
The purpose of this position is to lead and manage CommonSpirit Health’s non-acute and ambulatory real estate assets (both owned and leased) across the entire CommonSpirit System, provide strategic operational oversight resulting in aspirational savings, drive consistency, quality and customer service excellence, as well as, provide real estate leadership with strategic and financial direction and decisions.
The System Director of Portfolio Management position will oversee and lead the real estate portfolio operations teams and focus on running an efficient and optimized real estate portfolio for CommonSpirit Health (CSH). The CommonSpirit health non-acute/ambulatory property management portfolio is approximately 39 million square feet enterprise wide with more than 3,000 leases at over 2,600 locations in 24 states. This critical position is responsible for managing over $900M in expenses annually. This position will manage and lead the work of approximately 80 FTEs, composed of both employed and 3rd party partners.
This position will implement an Asset Management & Property management program to align with Region/Market and Business Unit strategies. The objective is to develop and operate an industry leading healthcare real estate portfolio that supports the Integrated Delivery Network (IDN) in each Market that CSH operates.
The System Director of Portfolio Management will serve as a key leader within the National Real Estate Services (NRES) team, reporting to the Vice President of Real Estate Strategy & Portfolio. This individual will lead the Asset Management, Property Management, and Workplace Experience teams, driving operational excellence across CommonSpirit Health’s real estate portfolio. The role will focus on optimizing performance, ensuring financial stewardship, and enhancing the experience for patients, providers, and staff through data-driven decision-making and strategic execution. This position will align the resources across all National Real Estate Services (NRES) and partner platforms to support these key operational initiatives. The System Director of Portfolio Management will provide strategic and operational oversight for the real estate portfolio with a focus on improving performance, reducing expenses, achieving operational sustainability, while realizing appropriate returns and EBITDA.
The following represents the essential functions and responsibilities of the System Director of Portfolio Management role:
- Develop and lead an industry leading healthcare RE portfolio management platform, delivering innovative solutions that are tailored to specific circumstances, across all geographies and full IDN. (e.g ambulatory, acute, post-acute, senior living, office)
- Build a high performing team that combines existing team members, new hires, region/market resources, and 3rd party partners to effectively deliver portfolio operations.
- Structure dynamic teams that solve problems and focus on adhering to the project budgets and approved business plans.
- Establish and maintain the leanest operating structure and team possible to produce consistent results that will meet the organization’s operating and capital program objectives and budgets as approved by the Capital Allocation Committee (CAC) and the Board of Stewardship Trustee’s (BOST).
- Integrate the NRES support services platform and resources to leverage the portfolio management program, streamlining, and standardizing the RE operations; this will include legal, finance, communications, tools, technologies, procurement and contract support
- Lead the overall development and implementation of corporate real estate strategy for CommonSpirit Health, including the translation and alignment across Regions, Local Markets and National Business Lines of initiatives and processes to support and realize organizational objectives, identifies and advances real estate
transformational strategies, and work across teams to review opportunities and drive innovation.
● Operate the CSH Real Estate Portfolio, establish and implement operational strategies and structures for the leased and owned portfolio. Guide the asset management, property management, transaction management, and portfolio administration with a goal of reducing vacancy and ensuring business plan returns are achieved. - Guide the creation of an internal RE Holding Company (private REIT structure) to manage the owned non-acute real estate portfolio. Operate utilizing commercial real estate industry programs with a focus on achieving selfsustaining margins and returns.
- Develop and implement monetization strategies for the owned and development portfolio working with SVP, 3rdParty Partners, and corporate finance; evaluate current partners and potential industry partners.
- Responsible for performance and financial KPIs, required to achieve an industry leading RE portfolio:
- Financial – Operational cost per SF, Purchased services, Utility expenses, Lost revenue, EBITDA
- Personnel – Staffing based on gearing, Openings / time to fill, First year turnover, Diversity ratios
- Performance – Leasing, Occupancy, customer satisfaction, client/tenant engagement
- Compliance – Accreditation (as needed non-acute), Stark and Anti-Kickback
- Lead the Asset Management team, ensuring real estate assets align with long-term strategic goals and operational needs ensuring proactive maintenance, capital planning, and facility lifecycle management to support business continuity and patient care.
- Lead the Property Management team to maintain high-functioning, high-touch, cost-effective, and compliant healthcare facilities.
- Lead the Workplace Experience team to enhance the working environment for employees and providers across office and clinical settings.
- Implement best practices for workplace design, and operational efficiency in alignment with healthcare and business objectives.
- Develop and track performance metrics for real estate operations, focusing on cost efficiency, service levels, and tenant satisfaction.
- Partner with finance, operations, and clinical teams to ensure cost-effective real estate management aligned with CommonSpirit Health’s mission.
- Drive operational excellence, integrating real estate functions with strategic growth, business planning, and market development.
- Foster collaboration with internal stakeholders to ensure real estate operations support the evolving needs of CommonSpirit Health’s markets.
- Leads by example, serving as a role model for others in the organization by exhibiting CSH’s core values, while recognizing employee accomplishments, communicating with clarity and focusing on results, and communicating the need for a healthy work-life balance
Qualifications
● Bachelor’s degree in engineering, construction management, business or related development background is required or equivalent combination of
relevant education and experience
● Master of Business Administration with an emphasis in real estate, healthcare, development or strategy preferred.
● 15+ years of experience with increasingly significant leadership and management responsibilities in real estate with a primary focus in healthcare real estate
● Proven expertise in healthcare real estate operations, including asset and facilities management.
● Strong leadership experience managing large, complex
real estate portfolios with a focus on efficiency, cost savings, and service excellence.
● Ability to engage with executive leadership, operational teams, and market leaders to drive operational real estate initiatives.
● Exceptional analytical and financial acumen, with a datadriven approach to real estate operations.
● Experience with approving authorities, jurisdictions, OSHPD and other similar regulatory agencies
● Ability to synthesize large quantities of complex information from multiple sources under pressure and draws accurate conclusions
● An assertive approach with a collaborative style
● Proven track record for delivering initiatives, projects and programs that meet the defined business plan and strategic objectives
