The CommonSpirit (CSH) Real Estate Strategy & Development (RESD) business unit supports the organization in developing dynamic portfolio solutions across the Enterprise - largely focused on Market Planning, Portfolio Optimization, Real Estate Development, and support of Joint Venture & M&A initiatives.  Within our Market Planning work, we focus on portfolio alignment to the Integrated Delivery Network (IDN), campus planning, market support for long range strategic plans, and strategic leasing.  

The System Manger –Ambulatory Planning will play a key role in driving Market Planning services across the organization.  The successful candidate will collaborate with Division and Market leadership to align strategy and real estate to ensure appropriate investment in the IDN.  He/She will be tasked with the development of innovative solutions that reflect the development of a portfolio that supports the IDN for the organization.  This position will also collaborate on Campus master planning activities to incorporate an overall market strategy and be a catalyst in identifying ambulatory growth opportunities.  The System Manager will guide market planning engagements with Market, Division and National business unit teams, and will build relationships and forums for the proper exchange of data and information. This position is essential to evolve CSH investments in the ambulatory setting.

The System Manager will collaborate with other National Real Estate Services team members to conduct market plans across the portfolio.  The Candidate will engage and facilitate meetings with Local Market Operations and Strategy leaders to develop a comprehensive portfolio response that addresses existing and future initiatives.  Plan deliverables will address market growth opportunities, gaps in network, and the effective real estate portfolio roadmap to achieve Enterprise goals.  The candidate will synthesize each market’s mission and goals, and will overlay components like service line demand, demographics, competitive landscape and market favorability of real estate assets to develop a defined portfolio strategy that will guide decisions and actions. 

In addition to comprehensive Market Plans, the System Manager will assess how new conceptual projects fit within the ambulatory portfolio.  New conceptual projects may include new market entry, service line growth in existing markets, and strategic lease renewals.  The Manager will be responsible for assessing strategic rationale and how the concept fits within the ambulatory network, validation of space programming, support of business cases, and oversight of capital budgeting.  

The successful candidate will have the ability to perform the following: manage projects / engagements, manage multiple projects simultaneously, analysis, development, and delivery of client solutions, and present to and facilitate discussions with Market leaders. 

  • Ensures the successful completion of strategic market plans to support our Integrated Delivery Network
  • Ability to develop ambulatory portfolio solutions based on knowledge and understanding of the healthcare industry, strategic planning, and real estate
  • Build relationships with Market and Division Operations and Strategy leaders
  • Collaborate with cross-functional teams (within NRES and Markets) to develop comprehensive assessment and recommendations
  • Evaluate and integrate strategic plans from other business units across the organization into current plans
  • Manage internal team members and/or external 3rd party consultant resources to analyze and develop ambulatory plans
  • Conduct various healthcare market or real estate analyses, as needed – e.g. market analysis, volume & throughput analysis, capacity modeling, financial analysis, space needs, etc.
  • Gather and analyze demographic, socio-economic, competitor, and other associated real estate market data.
  • Coordinate meetings, prepare presentation materials, and lead meetings with senior Market and Division leaders
  • Supports and promotes CommonSpirit Health’s ethical & social Responsibilities 
  • Consistently act in accordance with CommonSpirit Health policy and procedure guidelines.


Qualifications
  • Bachelor's degree Real Estate, Engineering, Architecture, Finance, Accounting, Business Administration or related field required.  
  • Minimum of five (5) years of experience in healthcare or real estate planning, or related field required

  • Ability to facilitate change and build consensus
  • Ability to communicate effectively and with excellent people skills
  • Excellent writing and presentation skills
  • Able to work well with others and in a team environment
  • Able to set goals and achieve them
  • Self-starter who can work independently
  • Knowledge of healthcare industry market trends, ambulatory care in particular
  • Knowledge of real state terminology & processes
  • Real estate market knowledge
  • Working knowledge of project budgets & control
  • Problem-solver that can sort through complex issues and conduct comparative analysis of multiple solutions
  • Ability to make effective decisions with limited time and information
  • Advanced knowledge in MS Office applications and Google Suite
